What's Happening in the Vail Real Estate Market?

 

Eagle County Real Estate Starts Strong

 

January is historically a light volume month for Eagle County real estate. However, 2012 has started out strong, surpassing $100 million in total dollar volume, the highest volume in the month of January since 2008.

There were also 90 transactions creating an average sales price of nearly $1.2 million. The main contributor to the high volume is 6 residential transactions of which each is over $4.5 million. Vail Village property was the property with the highest selling price, closing at over $13 million; a Bachelor Gulch home was the second highest selling property selling for $11 million.

While the high-end market is showing strength, the down-valley market is also experiencing a lot of activity. Gypsum had 21 transactions in January with an average price of $230,818. Ten of the 18 banks sales that sold in January were sold in the Gypsum market.

Properties selling for under $500,000 accounted for 50% of all residential transactions and 10% the total dollar volume. The other price-point categories are spread fairly evenly in dollar volume under $2 million. However, the 4 transactions over $5 million each accounted for 42% of the dollar volume.

January Highlights:

 

  • Single family homes averaged $1,657,454
  • There were 7 residential land sales
  • Vail Village had the highest price per square foot at $1,384
